Scope
• Responsible for creating a safe and secure environment by maintaining the buildings, grounds, and equipment in a safe and efficient manner, consistent with regulations and established policies, procedures and best practices.
• Repair and service appliances and equipment used in the facility as necessary.
• Work throughout the designated facility(s) and has frequent contact with staff and residents.
• Will often leave the designated facility to work at other facilities, meet with vendors/contracted workers or purchase supplies.

Education and Experience Required
• Requires a minimum of a High School Diploma or equivalent and a valid driver's license with a clean record. Additional vocational or on the job training is preferred, but not required.
•State of Minnesota Boiler Operator's license preferred
• Depending on the facility, a Certified Pool/Spa Operator Certification may be required.
• Working knowledge of mechanical equipment within facility.
• Must be able to work an on-call and weekend rotation.
• Able to work independently, multi-task, follow directions and work under supervision. Relate well and provide a professional image and services to all customers. Show initiative, work as a team member, and maintain a positive demeanor. Must be flexible and able to adapt to changing situations. Good organizational skills. Awareness of "safety first" in the workplace.
• Must be compassionate toward the elderly, working with tact and ethical awareness.
• Must recognize the importance of customer service, and strive each day to provide an exceptional experience for each person they serve. Will know that all residents, patients, clients, families, volunteers and coworkers are customers, and will work to ensure that every interaction they have with them is positive.
• Able to physically perform the duties required by the position.
• Required to have the ability to read, write and speak English well enough to communicate with staff, residents and visitors.
Key Responsibilities
• Campus Building & Grounds Environment - Create a safe and secure environment by maintaining the buildings, grounds and equipment in a safe and efficient manner. Maintain an attractive campus appearance. Assignments may include: floor care, resident moves, remodeling, minor drywall and plaster repair, painting, building maintenance, customer requests, lawn and landscape care, snow removal, pools and other projects. Replaces or repairs broken windows, doors, floors and ceilings. Operates floor equipment safety. May need to move furniture and equipment. Able to effectively do proactive works to maintain and improve the décor. Repairs outdoor equipment as needed.
• Maintain Heating, Ventilation, & Cooling Systems - Inspect, maintain and/or repair the heating, ventilation and air conditioning systems and equipment. Inspect, maintain and/or repair the refrigerator systems and equipment including boilers, motors, pumps, filters, hydronic system and electrical heating. Make adjustments for the comfort and safety of the residents.
• Life Safety Systems - Inspect and maintain generator system, wet and dry fire sprinkler systems, alarms and phone dialer panels. Knowledge to repair or update monitoring systems. Maintain and document Life Safety Code procedures. Perform electrical troubleshooting and repairs.
• Maintain Water Systems - Check, maintain and repair hot water heaters, softeners and plumbing equipment. Perform pool maintenance including testing pool chemistry when scheduled.
• Other Duties as Assigned - Ability to respond to fire or other emergencies, fire drills and Emergency Preparedness procedures. Assist or carry out projects assigned by the Lead Maintenance.
