Key responsibilities and work areas for the position include:The primary role of the Assistant Preconstruction Manager includes the following essential functions:Read and interpret project specifications and plans to prepare detailed, comprehensive and accurate quantity surveysPerform conceptual estimating from preliminary project parametersPrepare project estimates including self-performed work, subcontracted work and general requirementsUnderstand timelines and applicable project deadlinesMaintain current information on products, vendors, and subcontractorsPreparation of detailed quantity surveysSubcontractor/supplier bid solicitation and coordinationProvide input to the project team for the project schedule
Roles and responsibilities:
???Estimating and Bidding:Preform take-off under direction of senior estimatorInteriorsExisting conditions/demolitionExteriorsSite workSubstructureStructureBid card developmentSet up bid cards (bidders, spec sections)Establish clarifications (inclusions/exclusions)Complete bid scopeEstimate templatesGeneral understanding of templatesInitial entry of estimate set-up, recap, and cost history pageInput of take-off quantitiesPricingSubcontractor workSelf-perform work (focusing on demo/interiors)Subcontractor communicationsContact subcontractors to determine pursuit statusActively recruit subcontractor participatoin for various LSB proposals
Pursuit and Business Development:Assist pursuit team in understanding prospective projects and requirementsResearch prospective clientsAssist pursuit team in completing responses to RFQs and RFPsParticipate in pursuit interviewsAssist with and participate in preconstruction meetings
LS Black Self-Performed Work:Understand and perform quantity take-offs and assist in estimating labor production, materials, and equipmentUnderstand warehouse equipment, rentals, small tools, services, and costsGather information, implement or assist in job preperation and projectionsScope bid materials (concrete, rebar, brick, etc.)Assist with creating Critical Path Method (CPM) schedules for our work
Scheduling:Assist field staff with creating CPM schedulingWork closely with field staff to update and distribut schedule(s) as needed
Other responsibilities:
Participate in company business development activities (client functions, design firm open houses, conferences, etc.)Foster relationships with clients, architects, engineers, consultants, and subcontractorsPursue new relationships with potential clients and design firmsAttend and participate in project management and other company meetingsAttend any training - personal and/or professional development - that is relevant to the position, including human resources managementActively participate in company-sponsored eventsSupport and follow standards of workParticipate in Lean events and support the LS Black wayOther responsibilities as assigned
Requisite skills, experience, education and certifications include:
Required:1-3 years of construction and/or estimating experienceStrong work ethic and team player mindset.Strong written and verbal communication skillsStrong analytical, problem solving, organization and time management skillsAbility to prioritize and multi-task within time constraintsSelf-starter and motivated with minimal supervisionStrong computer skills including MS OfficeMust hold valid drivers license
Preferred:Degree in Construction Engineering or Construction Management2-5 years of experience participating in estimating of commercial and industrial construction projectsDemonstrated experience in driving productive relationships with project partners, subcontractors and vendorsPrevious experience with estimating software
Physical Requirements:The physical requirements listed here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Employee must be able to communicate effectively in a typical office environment with a standard level of office noise. Occasional standing, bending, walking, and lifting is also required.Employee will be required to visit construction jobsites which may expose the employee to dirt, dust, uneven surfaces, outdoor weather conditions and extreme temperatures. In addition, employee must be able to move around prospective or current project sites. This includes climbing ladders, walking on uneven surfaces, walking long distances, and climbing stairs.
Office and Travel:Role is housed at Corporate office. Requires visiting prospective contract sites on a regular basis.Periodic overnight travel required
