Under the direction of the Superintendent, the Director of Buildings & Maintenance is responsible for overseeing, directing and coordinating the operations and personnel engaged in the care, maintenance, and repair of district buildings and grounds.
Essential Functions
- Manages and supervises all district building, maintenance and grounds personnel directly or through designed supervisory or lead positions.
- a) Initiates and assists in recruitment activities; screens, interviews and selects department personnel.
- b) Initiates all personnel actions for department personnel including evaluation, transfer, promotion, demotion,discipline and dismissal decisions of department staff.
- c) Secures and oversees the recruitment and selection of seasonal/summer and part-time department personnel.
- d) Oversees staff development activities and training sessions.
- e) Coordinates and meets with leads to coordinate priorities and activities.
- Supervises and provides leadership in the daily operation of custodial and maintenance service programs.
- a) Coordinates work schedules of all department staff to ensure adequate coverage across the district.
- b) Inspects all properties to assure work activities are being performed and completed.
- c) Ensures buildings have proper resources to accomplish priorities and activities.
- Inspects district facilities and properties to assure they are operating safely and efficiently within district guidelines, state and municipal codes and requirements.
- Oversees, recommends, monitors and evaluates the effectiveness, quality and delivery of contracted services purchased by the district and in accordance with agreements.
- Plans, recommends and monitors the approved building and maintenance budget. Coordinates the purchasing of supplies and equipment.
- Supervises the activities of the Grounds Supervisor and the maintenance of districts grounds.
- Collaborates and works closely with the Superintendent, Principals, building leads and Grounds Supervisor in the planning of district needs, priorities, and operations for facilities and grounds.
- Performs other duties of a comparable level or type, as required:
- a) Participates and assists in special projects.
- b) Attends training sessions, conferences, seminars, district and departmental meetings.
- c) Keeps abreast of changes in developments, trends and technologies related to job assignments and responsibilities.
Education:
- Bachelor’s degree in Engineering, Architecture, Business, Management, or a related field. Some experience may be substituted for education.
- Major field of study or degree emphasis: Trades school training in HVAC, facility management, or related area.
Knowledge of the operation of building management systems (e.g. security systems, HVAC systems, plumbing and electrical work, etc.).
- Fundamentals of supervision and management.
- Fundamentals, concepts and processes of planning and contracting out contracted services.
- District administrative policies and procedures (i.e.purchasing, HR, accounting, records and data retention requirements)
- Grounds equipment, e.g., mowers, snow plows, blowers, and fork lifts
- Custodial equipment, techniques and supplies.
- Federal and state health and safety codes and regulations.
- Building and construction codes and requirements
- Office administrative and recordkeeping principles, practices, and requirements pertaining to assignment.
Licenses/Certification required:
- Requires a valid driver’s in the State of MN.
- Chief Boiler’s License
Required Work Experience in Addition to Formal Education/Training:
- Minimum of 3 years experience in leading, supervising and overseeing custodial and maintenance operations.
