Position OverviewThe Project Manager (PM) is responsible for the day-to-day operations of projects assigned to him/her. The PM must be intimately familiar with project details and be the "expert" for each project assigned. The PM schedules and coordinates trade contractors, responds to client requests, resolves issues that arise, reviews project expenditures to ensure trade contractors are within budget, and authorizes change orders (up to an authorized dollar amount) and draw requests. Responsibilities???Oversee all aspects of construction project from start of construction through completion. Establish relationships with trade contractors selected for the job.???Manage overall progress, successes and challenges of jobs assigned, including unexpected changes during construction.???Communicate effectively with project inspectors, contractors, engineers, city and county officials, and clients. Answer questions from trade contractors and provide clarity on matters that are unclear.???Schedule and coordinate trade contractors and related construction activities to meet deadlines.???Implement revised schedules as needed in response to construction delays, inclement weather delays, or construction site emergencies.???Ensure proper placement of walls, HVAC, electric, plumbing, etc. in accordance with plans on the worksite.???Answer questions from clients and respond promptly to their requests for changes.???Provide consistent updates to management on project status, including time, money and quality matters. ???Ensure safety procedures are being followed on the worksite.???Apply for and obtain permits and/or licenses needed for each job.???Maintain high standards of workmanship that adhere to original plans and specifications. Qualifications???Previous experience in construction management or other related fields.???Familiarity with building and construction materials, methods, and tools needed for building homes.???Active listener who gives his/her full attention to others when they speak, takes time to understand points of view being stated, and ability to accurately recap conversations. Asks appropriate questions at appropriate times.???Critical thinking skills, using logic and reasoning to identify pros and cons to solve complex problems.???Ability to clearly communicate, both verbally and in writing, to effectively relay information to others.???Ability to work both individually and with others.???Strong leadership qualities???Strong negotiation skills???Deadline and detail-oriented???Valid driver's license.???Drug free. Working Conditions???Construction site presence, on multiple sites, wearing proper safety gear.???Managing multiple jobs at one time.???Continuous interruptions and questions from clients, contractors and colleagues.???Attend and participate in company meetings.???Fast-paced environment.
