Vanman Architects and Builders is an architecturally-led design-build firm in Minnesota. Established in 1957, our architectural design company has developed a rich history and understanding of our chosen fields: religious and financial institutions, private schools, and commercial architecture and construction. We are also one of the only architectural building companies in the Minneapolis/St. Paul metro that has both an in-house architectural and construction staff. This allows us to maintain our own construction staff, resulting in higher-quality designs, increased affordability, and total client satisfaction.


JOB DESCRIPTION


The Senior Project Manager plans, directs, manages and provides oversight of assigned design and construction projects to ensure that company goals and objectives are accomplished within prescribed schedule and budget parameters. Effectively communicates with architectural staff, field staff, technical staff, subcontractors and management.Provides internal and external coordination and collaboration with project partners and stakeholders. This position assists in the management of key company initiatives and projects. This position requires considerable judgment and latitude in performing job duties, and is expected to function effectively with minimal to moderate direct supervision.


Job responsibilities include, but are not limited to the following:


  • Collaborate with in-house architectural staff from design phase to project completion, providing cost estimates and analysis.
  • Provide detailed constructibility reviews of project documents; make recommendations.
  • Advise, consult, lead and provide feedback on the development of construction procurement documents, including plans, construction phase consulting services, and company responsibilities.
  • Attend client meetings during the design process
  • Manage day-to-day work on projects in construction phases; coordinate and make recommendations regarding status of work
  • Attend and actively participate in partnering sessions with contractors, agencies, and organizations to obtain feedback on company performance and effectiveness; represent company needs; and develop strong working relationships throughout the industry
  • Review and monitor project work to ensure that progress is within expected guidelines and is completed on time and within budget.
  • Review and provide recommendations on potential change orders on projects and process per contractual requirements, providing detailed analysis of impacts to the project budget and schedule.
  • Regularly review project schedules, analyze and monitor construction progress to determine impacts to schedule.
  • Coordinate with subcontractors and field superintendents.
  • Enforce contract compliance for reporting, environmental requirements, scheduling, and invoicing
  • Monitor and communicate project-related issues, scope changes, variances and contingencies that may arise during the construction of projects to the Owner and Executive staff.Facilitate amicable solutions.
  • Meet with and effectively communicate with project partners, project stakeholders and general public.
  • Resolve conflicts between architectural staff, subcontractors, and engineering consultants as pertaining to the project.Assume a lead role in any dispute resolution activities occurring on assigned projects.
  • Monitor consultant and subcontractor progress and performance, prepare monthly pay requests, review and approve invoices, and resolve payment and project disputes.
  • Participate in subcontractor evaluation, bid analysis reviews, and award recommendation.
  • Manage project budgets in an effective, efficient manner.
  • Manage project start up, contract award analysis, permit submission, and project set up.
  • Coordinate review of shop drawings, submittals, specifications and change orders.
  • Coordinate project close out.


JOB REQUIREMENTS


  • Undergraduate degree or higher (Construction Management, Industrial Technology/Construction, Construction Administration, Architecture, Engineering or a closely related field) is desirable. Other relevant education, training, work experience or a combination of those things may substitute for a degree.
  • Minimum of 10 years of construction management experience.
  • Minimum of 4 years of experience on large scale commercial projects (projects valued between $250,000-$10,000,000).
  • Experience managing multiple projects simultaneously.
  • Experience with Design/Build project delivery preferred.
  • Multi-family projects, religious projects, financial projects and LEED experience a plus.
  • Ability to read and interpret construction documents
  • Ability to effectively collaborate with internal and external resources.
  • Self-directed and able to function with ease as part of a team.
  • Technically astute and strategic in thinking.
  • Strong interpersonal skills along with excellent written and verbal communication skills.
  • Strong attention to detail
  • Ability to work well within a deadline driven environment.
  • Proven organizational skills and the ability to manage multiple projects at once.
  • Proficient in Microsoft Project, Outlook, and Microsoft Office tools.
