Position Summary: The Superintendent will work with Project Managers to ensure projects are built per plans and specifications on or ahead of schedule as well as on or under budget. Responsibilities: Participate or lead as necessary construction document page flip review meetings with construction team Participate in pre-installation meetings for building envelope products Conduct on-site inspections to ensure that installation is consistent with plans/specifications and pre-installation meetings notes Communicate with others (i.e. Architect, Consulting Architects, etc.) that are conducting on-site inspections to ensure that installation is consistent with plans/specifications and pre-installation meeting notes Mange the punch list process, lead all punch list walks, ensure Architect is properly documenting the punch list and inspect and document that all punch list work is completed properly Manage the closeout process ensuring receipt and review of as built plans and O&M Manual Ensure owner training is completed and video documented Work with the PM to identify and manage the correction of 1-year warranty walk issues Daily monitoring and reporting of on-site work, including major deliveries, weather, delay issues etc. Review and monitor progress schedules, report project progress to PM Monitor and report on-site activities to ensure strict accordance with OSHA State and Federal regulations Prepare all reports, records and forms as required Communicate major issues (accidents, inspections, job site difficulties etc.) with PM in a timely manner Participate in Owner, Architect, Contractor OAC weekly meetings Qualifications: High School Diploma required. BA/BS in Construction Management, Engineering, or related field preferred 10 years of experience in the building construction field - commercial or wood frame construction Knowledgeable with PDF editing software, Adobe, Bluebeam, etc. Knowledgeable with Construction Management software, Procore, Submittal Exchange, Plan Grid, etc. Microsoft Office experience - Outlook, Excel, Word Thorough knowledge of trade activities and means and methods Ability to work with individuals in highly stressful situations Strong organizational and problem-solving skills Strong communication skills, both verbal and written About Us: Dominium is one of the leading affordable housing development and property management companies nationwide.
