Role Purpose:

Responsible for the maintenance and general upkeep of the Facility and its equipment by cleaning, painting, landscaping, general repair work, etc. Conducts and documents drills e.g. fire, tornado, disaster. Ensures that Emergency Preparedness Plan meets regulations and participates in staff education re: E.P.P. fire drills, regulations, emergency planning.


Responsibilities:
  • Performs preventive and routine maintenance on facility equipment and systems, including but not limited to HVAC, plumbing, utilities, communications, and bathing systems.
  • Performs routine preventive maintenance on Facility vehicles according to established schedule (changing oil and filters, lubrication and greasing, fluid levels, changing/rotating and repairing tires, batteries, belts, coolant, tire pressure, etc.).
  • Documents preventative and requested maintenance performed in appropriate files. If other than routine maintenance is required, discusses repairs with Administrator to determine plan of action. Orders and maintains adequate inventory of needed supplies. Checks in freight as it arrives. May travel off site to select and purchase needed items.
  • Collects quotes from outside contractors for work to be completed. Calculates costs and discusses them with Administrator and supervisors. Assists Administrator/supervisors in selection of contractors and oversees their work while they are in the Facility.
  • Develop and maintain P/P's to ensure the preventive maintenance of all systems. Maintains P/P's manuals for Emergency Preparedness procedures.
  • Demonstrates customer service skills in accordance with established Facility guidelines
  • Supervises Maintenance Techs and their activities for optimal production and good morale. Trains, appraises, and counsels employees to ensure they are able to perform their jobs and meet or exceed expectations for the assigned work. Takes disciplinary action as necessary within established authority. Makes recommendations for hiring, promotions, transfers, demotions, wage adjustments, etc.
  • Maintains records, reports and statistics as necessary to ensure effective use of financial resources.
  • Performs, plans and maintains the physical environment of care within the policies of St. Mary's Care Center, SSM Health Care, CMS administrative codes, DHFS (HHS 132 & 50), OSHA, NFPA, and any other applicable Federal, State and local statutes and administrative codes. In particular as they relate to annual State Survey.
  • Responsible for facility Environment of Care, Fire drills and Emergency Preparedness, policies, procedures and recordkeeping per DHFS, CMS, HHS 132 & 50, NFPA, and any other applicable Federal, State and local statutes and administrative codes. In particular as they relate to annual State Survey.
  • Is knowledgeable of Hazardous Material handling and emergency response. Maintains administrative and departmental policies, procedures and manuals. Maintains online MSDS database to ensure data is accurate. Participates in educational programs and in-service meetings as required for employee use.
  • Must be on-call in case of Facility emergency

  • Qualifications

    Minimum Qualifications:
  • High School diploma orequivalent required.
  • Five years of previousexperience in building and/or equipment maintenance preferred.
  • Additional technicalcoursework in HVAC, electrical plumbing, carpentry, and reading of blueprintspreferred. Must be able to perform basic math (add, subtract, multiply, divide,fractions, decimals, and percentages).
