Life Time Construction is the in-house General Contractor constructing new and existing luxury fitness clubs from coast to coast and in Canada. Project sizes range from 40,000 s.f. to 220,000 s.f., including precast or structural steel structures and high-end finishes. As a Sr. Project Manager based out of our Corporate Office, you are responsible and accountable for ensuring that each project meets the goal of being first in class, on schedule, at or below budget, safe, and promotes teamwork, communication, leadership and customer satisfaction. The position requires strong communication, interpersonal, training, and leadership skills.

As a Sr. Project Manager based out of our Corporate Office, you are responsible and accountable for ensuring that each project meets the goal of being first in class, on schedule, at or below budget, safe, and promotes teamwork, communication, leadership and customer satisfaction. The position requires strong communication, interpersonal, training, and leadership skills.
Responsibilities include, but are not limited to the following:
Leadership, Communication, and Teamwork
- Develop premier construction management teams that supports the needs of Life Time and the RE/Development, Architecture, Engineering, Design and Construction divisions
- Oversee the initial set up of all projects to ensure that the project team alignment with established systems and procedures
- Participate in selected company-sponsored/approved organizational functions and efforts
- Create and implement policy and procedure to ensure the company continually adapts to the changing market
- Lead/participates in weekly meetings with Preconstruction, Field Operations, Engineering, Architecture
- Provide high level management of quality, risk, safety, and compliance for the project and team members
- Use the appropriate level of forethought and planning in decision making to assure divisional company success
- Employee Management and Development
- Responsible and accountable for all Construction Management staff planning and management for all projects and pending projects
- Manage career development
- Provide mentorship to junior team members
- Identify candidates for operations positions and partner with Field Operations and Human Resources through the interview and hiring process
- Ensure team members are completing work in compliance with Life Time Construction and Life Time Policies
Financial Management / Contract Management
- Manage all project costs throughout the duration of the project lifecycle
- Complete projects on or under the established Construction Business Plan approved owner changes
- Monitor construction budgets and take action as needed
- Monitor and review project progress and provide support as necessary
- Monitor cash flow and take action as needed to ensure a positive cash flow
- Assist project teams with the negotiations associated with major subcontracts, buyout complications, and change orders
- Responsible for monthly Forecast at Completion (FAC) reporting to EVP
- Responsible for monthly Change Management Reports (CMR) reporting to EVP
- Assist project teams to resolve challenging Subcontractor issues involving costs, contract terminations and supplementation
- Ensure proper Vendor and Subcontractor relations
- Provide final approval of changes orders
Quality Management
- Provide assistance to design teams for design development and progression of construction documents
- Assess and evaluate value engineering on a continual basis during design development
- Provide leadership in the plan review and certification
- Provide leadership in teams for controlling Submittal's and RFI's
Schedule Management and Planning
- Meet and always strive to exceed the agreed upon dates for Turnover and Grand Openings
- Develop preliminary project schedule for project planning, bidding, and contracting with Scheduler
- Monitor project schedules and take action as needed
- Support Director of Field Operations in Monthly Milestone Update Reporting
Safety Management
- Promote Zero Injury culture at Life Time
- Support Safety Director with policy and process
- Ensure projects are consistently and proactively completing safety audits and reporting
Project Closeout and Warranty Management
- Assist the project teams during project closeout
- Support the policy and process of the Closeout & Warranty Program Manager
Travel
- Sr. Project Manager will travel as required to perform responsibilities
Qualifications
Education:
- Two-year college degree in related field
- Four-year college degree in related field preferred
Experience:
- Six years commercial construction experience
- Five years project management experience
