Construction Project Manager

Project Manager / Builder - Land Development Gonyea Company, Plymouth, Minnesota Company: Gonyea Company is an established real estate development firm specializing in developing single family communities for the Twin Cities most respected custom homebuilders. As a real estate developer, Gonyea Company develops over 250 home sites annually. Purpose: Minneapolis-St. Paul, MN based real estate developer is seeking a full-time, experienced project manager / builder to oversee multiple developments throughout the Twin Cities area. The ideal candidate will possess the same vigor and enthusiasm we share for the development process and organizational success, as well as the initiative to tackle challenges head on. Skill sets sought are similar to on-site "land development manager" or a "builder" working for a national builder. Core Responsibilities: Manage projects on-site after site has been graded and is at finished-lot stage. This includes landscaping and tree installations, the construction of entry monuments, clubhouses, pools and other amenity installations, fence installations and other special projects in the development. Daily interaction with Gonyea Company owners, development manager and construction staff Hire, manage and direct onsite subcontractors and internal laborers in order to meet tight deadlines Administration of all vendor and construction contracts and agreements and administration of insurance certificates Track work progress and details pertaining to billing authorization Perform EPA/Erosion control inspection and work with in-house construction staff to install erosion control measures Manage builder relationships throughout the development and home building process Daily collaboration with builders, city staff, engineering consultants, watersheds and MPCA Coordinate warranty work for curb, sidewalk replacement, and release of escrow Project manager will spend approximately 65% of their time in the field and 35% in the office Other Responsibilities: Track site progress and project milestones and communicate progress to owners and co-workers Maintain historical understanding of material and labor costs Identify key issues and resolve or generate multiple solutions Spearhead efforts to keep developments clean and marketable Experience/Skills: 5-7 years of experience as a project/construction manager/builder; preferably within the land development or residential home construction sectors Strong communication, organization and negotiation skills - verbal and written Microsoft Office proficient (Word, Excel, and Outlook) Familiarity reading and interpreting construction plans, blueprints, engineering reports, and building code Experience operating GPS unit or ability to learn to operate Trimble R8 GPS receiver Experience operating small construction equipment / machinery a plus Have existing trade contacts in market State Certification for storm water and erosion control management preferred (or able to obtain) Must have a valid driver's license Benefits Gonyea Company offers a unique career opportunity with continued room for growth both in terms of salary and responsibilities, as well as a competitive compensation and benefit package.
