Real Estate Asset Manager, Lease Portfolio Location: Remote Opportunity This is more than a job r nposting for Kohler Company, one of the oldest and largest privately held r ncompanies in North America. This is an invitation to collaborate and apply your r ncraft in a creative conscious and characterful culture.In this role, you will r nhave the opportunity to partner with Kohler Co.'s business units to serve as a r nsubject matter expert regarding real estate lease transactions. This position helps to define site specific r nstrategies for leased commercial facilities throughout the Americas region, r nwith the primary focus of North America, ensuring all property locations r nsupport BU strategic goals and align with Kohler Co.'s global strategic r ninitiatives. Manage the company's r ndiverse real estate lease portfolio by aligning with BU strategies and senior r nleadership, leading lease initiatives across the Americas region. Conduct market and r ndemographic research and lead site selection and property tours with BU teams r nand third-party service providers. Prepare initial site r nand market analysis including trends, maps, competition reports, and general r nsite information. Prepare financial r nanalysis with Accounting to support lease recommendations. Negotiate all terms r nwith prospective landlords (i.e. rental rates, term, cancellation/renewal r noptions, and tenant improvement allowance) and partner with internal Legal team r nto edit lease agreements and necessary legal documents (i.e. LOIs, estoppels, r nSNDAs, subleases, etc.). Coordinate with Manager r nof Corporate Properties and Lease Administration to ensure lease obligations r nare fulfilled, documentation and BU issues are resolved. Build and direct a team r nof external real estate brokers in applicable markets to execute global r nstrategies. Coordinate with Finance r nto develop and implement financial models for potential sites and projects. Assist Manager of r nCorporate Properties and Lease Administration in developing and executing r nglobal real estate strategy in cooperation with executive management. Study and evaluate r ndemographic data and benchmarks, trade area and site variables to develop r nstrategy and tactical plans in coordination with Kohler Co.'s internal GIS r ndepartment. Coordinate with Construction r nManagement and Finance to develop and analyze budgets and financial information r nfor new locations, including PI and SVA analysis. Expand existing r npartnerships and establish new relationships with proven real estate brokerage r nfirms in select markets around the world. Prepare and maintain r nreports and documents for executive management, including updates of all active r n& idle sites, proposed site packages for committee review, new location r nstatus and renewal/expiration/cancelation report. Seek, establish, build, r nand maintain relationships with, Real Estate Investment Trusts (REITs), r nBrokers, Developers, and Landlords. Skills/Requirements Bachelor's degree in r nmarketing, finance or real estate, MBA is preferred. 10+ years of experience r nin a national or international corporate environment preferred. Previous experience in r nthe retail and hospitality industries is preferred. Ability to travel up to 25% of the time. Extensive understanding r nof real estate, with a proven track record of successful real estate r ntransactions across all property types. Experience managing r nreal estate brokers and due diligence consultants for purposes of evaluating r nand completing a wide range of real estate transactions. Current knowledge of r nindustry trends in real estate and development, natural desire to understand r nspecific market characteristics. Strong organizational, r ncommunication and interpersonal skills are essential to this position. Working knowledge of r nreal estate laws, documents and contracts including leases, subleases, lease r nassignments, development agreements, listing agreements and PSAs. Working knowledge of r nfinancial data, budgets and variance analysis. Experience with mapping r nand analytical platforms (GIS, etc.).
