Sherman Associates, a leading Real Estate Developer, Owner, and Manager of a diverse portfolio of commercial properties, is seeking a dynamic Commercial Leasing leader looking for expanded responsibilities. This unique position will primarily focus on Commercial Leasing, and will have the opportunity to lead and mentor the Leasing team, external Brokers, and the Property Management team.


This position will office at Sherman's Downtown Minneapolis Headquarters. Significant multi-state travel across our Upper Midwest portfolio is expected.

ESSENTIAL FUNCTIONS

Leasing/Marketing

  • Provides leadership direction to the internal leasing team, and reviews and approves leasing activities and transactions.
  • Coordinates and provides oversight and direction to external brokers.
  • Completes comprehensive reporting and presentations to the executive team. Ensures metrics and leasing analyses are accurate and timely.
  • Directly negotiates leases, renewals, and expansions. Accountable for maximizing returns on short and long-term leases.
  • Works with Finance in reviewing credit worthiness and risk management of prospective tenants.
  • Ensures that all legal documents are prepared in an accurate and timely manner.
  • Works cohesively with the Marketing team to deliver proactive marketing campaigns that maximize the exposure of the portfolio and keep the commercial section of the website and SharePoint site updated and current.


Portfolio Management

  • Provides leadership direction and guidance to the Commercial Property Manager.
  • Develops and maintains relationships with tenants.
  • Develops and exhibit a solid understanding of local economic trends, market conditions, business trends, and property locations.
  • Partners with Commercial Property Manager and assists with managing difficult situations and responses to escalated tenant needs.
  • Partners with Commercial Property Manager with tenant recognition and social events.
  • Facilities
  • Provides leadership direction and guidance to the Commercial Facilities Technician.
  • Works with Property Manager to ensures maintenance, safety, and security needs are satisfied with all commercial tenants.
  • Occasionally tours commercial properties with the Commercial Facilities technician to gain up to date information on upkeep and condition of interior and exterior of commercial properties.
  • Partners with Commercial Facilities Technician on all escalated maintenance needs tenants may have.


Supervisory Responsibility

  • Mentors direct reports and fosters our culture. Trains, coaches, and develops employees per company standard, and creates an atmosphere of cooperation, enthusiasm, and professionalism among the team.
  • Responsible for hiring, training and retaining qualified staff. Completes performance evaluations for supervised employees.
  • Identifies areas of improvements and provides tools to meet expectations. Establishes specific goals for employees and measures progress.
  • Inspires the team to the highest level of performance. Makes independent judgement on site level priorities.


Communication/Teamwork

  • Works as a team player and interacts with all internal and external customers in a friendly/efficient manner.
  • Keeps COO and appropriate executives informed at all times in the areas of potential legal action, escalated tenant concerns, potential property liabilities, projected occupancy below company standards, delinquencies, or performance concerns of assigned staff.
  • Professionally communicates/partners with all support departments such as legal, marketing, accounting, human resources, asset management, development, etc.


Accountability

  • Functions as a key member of the leadership team, and works closely with other key leaders in developing and executing the strategic plan and annual budget.
  • Produces required volume of work by planning, organizing, and prioritizing work duties.
  • Works designated schedule, and adheres to Sherman Associates attendance policy.
  • Follows grooming and appearance standards, general work rules, and all policies/procedures.
  • Maintains a clean and safe work environment and follows all safety and emergency procedures.
  • Attends all required meetings and training sessions, including travel as needed.


Experience and Skills

  • Minimum of 15 years of experience in commercial real estate, including marketing, leasing, and management/direction of property management team.
  • Bachelor's degree in Business, Real Estate, or related field required.
  • Real Estate broker or sales license strongly preferred.


Knowledge, Skills, & Abilities

  • Excellent written and oral communication skills, strong presentation skill.
  • Strong selling, negotiation and consensus building skills.
  • Creativity, ability to work independently and in teams with a sense of urgency; knows how to develop, manage and execute a pipeline of transactions including transactions processed by others.
  • Proven ability to conceptualize, develop, communicate and execute a business strategy.
  • Strong project management skills. Able to balance competing priorities, complex situations, and tight deadlines
  • Familiarity with basic finance principles, strong analytical and organizational skills, exceptional attention to detail.
  • Demonstrated success in leadership and management roles.
  • Software proficiency in Excel, Word, Outlook.
  • Exemplary time management skills.


TRAVEL

  • This position requires frequent travel, more than 25%. Most travel is within 150 miles of the home office.


WORK ENVIRONMENT

  • This job operates in both a professional office environment and out in the field. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
  • Exposed to ambient room temperatures, lighting and traditional office equipment found in a typical office environment; quiet to moderate noise level.


PHYSICAL REQUIREMENTS

  • Occasional lifting and/or moving up to 25 pounds.
  • Occasionally required to walk; sit; use hands and fingers to handle or feel objects, tools or controls; reach with hands and arms; stoop; talk and hear.
  • Specific vision abilities required by the job includes close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
