PRIMARY OBJECTIVE OF POSITION:

To provide oversight on Facilities Help Desk operations related to department objectives and to ensure company locations are equipped with expertise and direction in resolving Facilities issues that require outside assistance and/or coordination with other departments.

MAJOR AREAS OF ACCOUNTABILITY:

1. Leads day-to-day operations related to the Facilities Help Desk including off hours, during the work week, and on weekends by utilizing Web Helpdesk software for proper documentation and record keeping. Assigns work orders to department staff, provides feedback to stores and management, and reassigns work to other departments and improves systems and communication.

2. Leads Facilities Help Desk related maintenance projects with oversight of, repairs, advice, information and improvements company-wide as required. This includes determining scope of work, acquiring bids, and management of projects regarding structural, equipment, and vendor relations.

3. Leads the Facilities "Northern One Call System" to ensure continued business operations by monitoring day-to-day communication received by the Help Desk and supporting communication 24 hours a day when on rotation. Provides expertise to Retail Store management by scheduling service and communicating information with retail store management and corporate management.

4. Assists management with projects including coordinating vendors for large repairs, researching and obtaining quotes, providing timelines for maintenance issues, and recommending repair solutions on complex issues within areas of responsibility.

5. Negotiates and manages preventative maintenance (PM) initiatives for all equipment assigned. Has oversight of all related PM programs.

6. Leads equipment warranty-related issues and provides related guidance to other team members. Ensures warranty-related issues are effectively handled by working with team members and vendors so that repairs are completed and resolved within the warranty's parameters.

7. Determines budget guidelines for all Help Desk responsibilities through documentation of costs and maintenance issues throughout year. Makes recommendations to decrease costs related to projects, repairs, service providers and equipment.

8. Supports and assists with large capital projects including onsite store opening or closing, authorization for procurement and/or removal of company assets, cleaning, repairs, re-key, etc., as required. Supervises and directs temporary workforce while on-site.

9. Supervises and directs vendors and/or temporary workforce at Corporate office while onsite outside of normal hours of operation as needed.

10. Conducts interviews and makes recommendations for department personnel.

11. Travels and conducts Facilities related audits on Regional Retail Store trips as required.

12. Keeps supervisor informed of important developments, potential problems and related information necessary for effective management. Coordinates and communicates plans and activities with others, as appropriate to ensure a coordinated work effort and team approach.

13. Performs related work as apparent or assigned.

QUALIFICATIONS:
??? Bachelor's degree or equivalent work experience in business administration, management, or related field preferred.
??? At least 3 years of related work experience.
??? Knowledge of and/or experience with service, maintenance and facility management.
??? High mechanical aptitude, inluding HVAC knowledge/experience
??? Demonstrated ability to handle multiple and varied projects.
??? Excellent computer skills including the ability to effectively work with the Microsoft Office applications, especially Excel.
??? Microsoft Project preferred.
??? Must exhibit strong leadership and sound decision making qualities.
??? Ability to provide mentoring and guidance to other team members.
??? Ability to effectively gather and manage information from a variety of internal and external sources.
??? Ability to work independently in order to accomplish established goals.
??? Ability to communicate effectively, both orally and in writing, with a wide variety of customers, Company personnel and others.
??? Works safely and complies with established rules and practices relating to safety and security.
??? Ability to travel up to 1 time per year for 2-5 days at a time.
