What You Will Be Doing:

We are seeking a Maintenance Manager that is committed to providing the highest level of maintenance management by focusing on a fast response rate, once-and-done quality and above and beyond customer care factor.

The Maintenance Manager will lead a team of 8 - 12 Maintenance Technicians located at multiple properties.

The Four Primary Duties and Responsibilities include:

1. Own the responsibility of managing, developing, and mentoring the team in organizing workload, diagnosing issues, and making repairs in a timely manner with a high level of customer care.

2. Drive results, implement policies and work with team members to achieve and exceed productivity and quality numbers

3. Be solution oriented and innovative.

4. Be a team player and work well within the maintenance department as well as others such as the Property Management team.

Other duties include:

·Review maintenance scorecard and work order reports to identify areas of improvement

·Teach and mentor maintenance technicians

·Assist with work if workload is high or repair requires a higher level of technical skill

·Complete building walks and inspections

·Review quality of work completed by inspections and reviewing customer survey results

·Drive cost and efficiency, make recommendations of best practices, improvements to processes

·Adopt new technology advancements that serve our residents

·Manage projects, following through and see through to completion

·Build relationships with vendor partners and obtain bids

·Control vendor spend:ensure vendors are only used where necessary.

·Promote safety, ensure Maintenance staff are properly trained

·Lead meetings and training initiatives

·Manage inventory processes

·Assist in leading capital improvement process

·Communicate effectively with ownership and other departments in meetings and via email

·Ensure all state, federal and local laws regarding repairs and building code are followed

Skills and Qualifications:

·3+ years of management experience required.

·Successful experience leading a staff

· Strong organizational skills

· Strong communication skills, both verbally and in writing

·Ability to work independently as well as part of a team
