The Excelsior Group, a growing Property Management/Investment company, is looking for an Assistant Manager to join our team at Lake Susan.Job Objective(s)This position is primarily responsible for supporting the Business Manager in maximizing the value of the owners' investment, while balancing the needs of the residents.Job Responsibilities and Duties Essential Job Functions Work compatibly with the Business Manager to establish and maintain positive resident relations (e.g. effective communications, manage resident concerns, problem solving, etc.).Show and lease apartments to prospective residents.Execute new lease and lease renewal processes.Collect and process monthly rent payments promptly and as directed by the corporateGenerate late rent letters and file unlawful detainers as appropriate.Process accounts payable using property management software.Participate in the preparation of all marketing.Research and prepare comprehensive and accurate annual budgets including capital improvement budget planning. Monitor budget throughout the year ensuring compliance.Effectively use property management software to manage resident and prospect database.Provide day-to-day performance feedback to the Property Manager regarding other staff members.Assist with apartment turns as necessary.Assist with all aspects of property management and maintenance as necessary (e.g. snow removal, cleaning, etc.) Attend staff meetings as required. RequirementsJob Qualification StandardsHigh school diploma or equivalent education required. Associate's or Bachelor's degree strongly preferred.1+ years' leasing consultant or assistant property manager experience preferred.1+ years' customer service experience preferred.Local market experience preferred. Working knowledge of basic accounting practices.Knowledge of basic building maintenance procedures.Excellent written and oral communication skills with the ability to read and interpret information as well as communicate effectively and deal tactfully with all levels of employees, clients, vendors, residents, owners, managers, and the general public. Proven ability to complete projects in a timely manner with a well-developed sense of urgency, high attention to detail, and follow-through skills. Strong interpersonal and client service skills with the ability to work well independently and contribute to a positive team environment. Ability to follow instructions, respond well to management direction, receive feedback, and take accountability for work product.Demonstrated ability to efficiently organize, coordinate, track, and complete multiple tasks as well as adjust to changing priorities. Ability to protect and maintain sensitive and confidential resident, prospect, and property information.Ability to be flexible, receptive, and adapt to changing circumstances.Ability to maintain punctual, regular, and reliable attendance.Proficiency with Microsoft Office Outlook, Word, Excel, and PowerPoint with the willingness and ability to learn new and evolving technology as necessary.Alignment with our core values, including passion for the position's responsibilities, demonstrable humility and commitment to learning, high level of personal and professional integrity, commitment to excellence, a positive disposition, and the ability to take initiative and make effective recommendations. EnvironmentThe Assistant Manager works indoors in a climate-controlled environment approximately 75 percent of the time. The Assistant Manager will be exposed to seasonal conditions in outside weather, approximately 25 percent of the time while performing building and property inspections. May occasionally be exposed to hazardous pool chemicals while conducting building inspections. Working HoursCore hours are Monday through Friday 8:00 am to 5:00 pm on site but may require work hours beyond normal schedule.
