We are looking for a talented Assistant Property Manager to join our team!

The Assistant Site Manager is responsible for working with the Site Manager to provide excellent customer service to internal and external customers which results in customer satisfaction and consistent high-level performance for their assigned site. They are responsible for providing excellent customer service to current and potential residents by showing open apartments, responding to complaints, resolving issues, and proactively building positive relationships. The Assistant Site Manager will assist in the marketing of the property and participate in resident appreciation events on a regular basis. They will assist in the training of Leasing Specialists and provide work direction and supervision to other site staff in the Site Manager's absence.

  • Ensure decisions made and work completed represent GOLDMARK values.
  • Maintain maximum occupancy of properties by building long term relationships with current residents and securing renewals of existing leases. Show apartments to prospective residents. Sell prospects on the apartment and complete necessary leasing paperwork. Follow up with prospects to continue the sales process. Obtain proper information for credit and background checks. Track all prospect information and contacts made.
  • Communicate professionally and effectively with prospects, residents, vendors, and other site staff.
  • Assist with advertising and marketing of properties.
  • Respond to requests, questions and concerns, making referrals to manager or maintenance staff as appropriate.
  • Schedule and perform apartment move-ins and move-outs. Coordinate with vendors as needed.
  • Assist with rent collection.
  • Conduct property and apartment inspections to ensure the attractive appearance, including removing garbage and weeds while reporting maintenance needs.
  • Review and approve bills within guidelines and as directed by the Site Manager. Proactively identify and recommend opportunities to enhance NOI for each managed property.
  • Assist manager with the training of new Leasing Specialists and resident caretakers. Provide work direction and support to site staff in the manager's absence. Provide input to performance appraisals.
  • Ensure compliance with all Fair Housing and EPA laws and regulations as well as government programs.
  • Complete special projects and other duties as assigned.

Experience, Education, and Licensure:
  • Customer service experience and a strong customer service mind-set.
  • Strong sales skills and aptitude with confidence and drive to close the sale.
  • Leadership and management skills or demonstrated aptitude.
  • Strong interpersonal and communication skills with ability to relate to a diverse group of people.
  • Basic computer skills.
  • Ability to manage time, multi-task, and prioritizes responsibilities.
  • A well-organized and self-directed individual who is a team player.
  • Four-year Bachelor's degree in business or related subject preferred; or two to four years' related experience and/or training; or equivalent combination of education and experience.
  • Familiar with federal, state, and jurisdictional laws and regulations concerning multi-family housing, Fair Housing, and employee safety.
  • Prior experience in property management or a related industry is preferred, but not required.
  • National Apartment Leasing Professional (NALP) or similar certifications are desirable.

Other Requirements:
Must have a valid driver's license, vehicle and vehicle insurance.
