Rise Modular is a full volumetric modular technology company serving the multi-family apartment and hospitality development sectors in the Midwest. Its headquarters and this position are based in Minneapolis, Minnesota with its first manufacturing facility in Owatonna, Minnesota. The company expects to grow to multiple manufacturing plants over the next 3 to 5 years. The company is financially supported by a strong family office and is not dependent on venture or private equity capital. The company is also unique in its ability to self-develop through an affiliated development team.

The company designs, engineers and manufactures industry leading full volumetric modular units for the multi-family apartment and hospitality industries in the Upper Midwest. In addition, the company's affiliated development arm executes select multi-family development projects and partners with other developers to bring key know-how of modular technologies and to share execution risk.

Job Description

The Estimator with Rise Modular is responsible for working with and supporting internal cost estimates, corresponding scope inclusion narratives and pricing assistance supporting internal development and external sales pursuit strategies relating to cost accuracy of quotes for all commercial projects on a daily basis.

Responsibilities

  • Knowledge of current applied techniques in project estimating from conceptual state to final detailed estimating.
  • Analyze drawings, specifications and other documentation to prepare comprehensive cost estimates.
  • Manage the bid procurement phase of project pursuit setting up bid invites and host documents utilizing Procore bid management software.
  • Assist project managers with design document and procurement management for secured projects providing costing and change management pricing support.
  • At times provide assessment of the material, labor and equipment required and analyzing different quotes from sub-contractors and suppliers.
  • Answer questions from the developers concerning pricing of products.
  • Contact developers to obtain enough information to accurately quote our products.
  • Updates and maintains commercial pricing manual.
  • Update and maintain cost assemblies used in pricing system.
  • Determine cost and pricing of new products offered.
  • Ability to read and interpret plans and specifications.
  • Assists and participates in sales support/functions as needed.
  • Assists with order processing.
  • When necessary, refer to previous projects of similar nature for cost comparison.
  • Use mathematical equations to determine the quantity of material needed by calculating width, length, depth and density.
  • Demonstrate a thorough understanding of the scope for specific skills assigned.
  • Prepare, issue, receive and review supplier and subcontractor proposals and pricing.
  • Coordinates with the client on all changes in scope, questions or clarifications regarding the work, during the bidding process.

Responsibilities (cont.)

  • Communicating to sales and internal development associates regarding estimate delivery timeframes and information.
  • Acts as a resource to project management during the award / start-up phase to clarify any issues regarding what was considered in the estimate including materials and methods of construction;
  • Seeks input on corrective measures to continuously improve the identification and accuracy of cost figures;
  • Acts as a resource for project management by providing cost information and developing cost estimates for changes in the work, during different construction phases;
  • Performs other duties and responsibilities as assigned or requested.

Qualifications

  • Associates degree in construction management or related field with a BS degree in construction related field preferred.
  • 2 plus years of relevant experience estimating in a construction environment and strong familiarity with building materials.
  • Proficiency in reading and interpreting architectural and engineering plans, manufacturer installation instructions to ensure product complies with required standards
  • Possess a clear understanding of construction processes and the ability to work under tight timeframes and schedules.
  • Experience estimating mid and large-scale commercial projects, specifically in the multi-family and hospitality markets.
  • Project Management and Estimating Software experience a plus
  • Excellent working knowledge of Microsoft Office (Word, Excel, PowerPoint).
  • Strong communication skills.
