Designed primarily for those seniors who do not need assisted care. This complex is 200 units and conveniently located in historic midtown Minneapolis. Park apartments offers deaf services, social work and many amenities such as onsite store, wellness center, beauty/barber shop and laundry facilities.We are looking for a Maintenance Technician II to support the needs of this complex. This role assists in monitoring preventative maintenance programs and repairs housing building systems and equipment. Trains other building staff on basic trouble shooting of equipment and systems. Completed work orders, reports issues to Property Manager if no Maintenance Manager works on the property.This position includes; 1.0 FTE or 80 hours in two weeksDay shiftOn call every other weekendBenefit eligible ( PTO, Medical, Dental, Retirement, Tuition reimbursement) DescriptionEnsures that preventative maintenance programs are followed by working effectively and efficiently using independent problem-solving skills with minimal direct supervisionSchedules, performs and/or assigns completion of work order requestsMaintains documentation of preventative maintenance schedules, inventory, equipmentMonitors and schedules vendor contracted services for grounds upkeep and maintenanceKeeps grounds and walkways free of obstructions and for safety precautionsMaintains appliance serial numbers and unit turnover/reconditioning logMonitors and performs repairs for servers/routers/wiifii/other database and software programsAssists with Janitorial/cleaning of propertyComplies with all HUD/OSHA/CITY/COUNTY and State inspectionsMonitors and preforms basic repairs for proper functioning of HVAC, Security, Safety, Electrical, and Plumbing equipmentSafely operates large tools/equipment, torch, soldering gun, solder pipes, small hand and power toolsDistinguishes between hot and neutral wiresChanges belts on motors and replaces filtersGrease and oil bearings, pumps, and motorsIrrigation head replacements/repairsPerforms other duties as required by specific housing communityQualificationsRequired Education/Licensure/Certifications:Special Boiler License required upon hireBoilers License 2-C (required within 18 months of hire date)Required Experience/Skills:1-3 years of related work experienceComputer /IT skillsPreferred Education/Licensure/Certifications:3-5 years of related work experienceHVAC/Mechanics or related field Associates or Technical Vocational training
