Position Summary:
The Mortgage Closer position encompasses closing, portions of post-closing, shipping and delivery, inclusive of follow up with investors until the loans are purchased.

Essential Responsibilities:
Job Function 1: Provide Process Support - 75%
  • Review approval, appraisal and title commitment to make sure all Investor/Agency requirements are being met.
  • Review entire file for address and name consistencies.
  • Update fees as necessary.
  • Confirm pricing and program to insure loan will be funded accurately.
  • Data Input - additional screen details and items needed for closing.
  • Review and verify that all proper compliance documents are in file.
  • Balance each loan file to insure proper monies are requested at closing.
  • Order documents from Ellie Mae. Review for completeness and accuracy.
  • Prepare closing instructions inclusive of Initial 2015 TRID Closing Disclosure. CD must be completed and sent to the Title Company a minimum of 5 business days prior to closing. Alerus goal will be 7-10 business days.
  • Receive, Review, append and delivery FINAL 2015 TRID CD to Loan Originator, LO will disclose to our borrower(s). CFPB TRID requirement is 3 business days prior to consummation.
  • MAVENT - Run final Compliance check.
  • Prepare Funding Request.
  • Communicate Final Approval and Closing Conditions to the Title Company and processors.
  • Prepare Balance Sheet for loan funding and reconcile proceeds check from closing.
  • Pursue cross training of other integral parts of team, including assisting with closings.


Job Function 2: System Knowledge - 10%
  • Maintain working knowledge of loan origination system.
  • Maintain knowledge all systems supporting the closing, shipping and delivery of loans.


Job Function 3: Provide Customer Support - 5%
  • Develop and maintain good working relationships with internal and external customers, including but not limited to, Mortgage Loan Originators, Processor, Underwriter and external closing companies and investors.
  • Demonstrate and maintain outstanding verbal, written, and telephone skills.
  • Resolve vendor issues and correct mistakes, if necessary.
  • Understand that good working relationships are one of the keys to success in this organization.


Job Function 4: Provide Product Support - 5%
  • Participate in project work as necessary or required.
  • Maintain a working knowledge of all mortgage products.


Job Function 5: Investor Knowledge and Processes - 5%
  • Maintain working knowledge of investor requirements.
  • Close packages according to investor specifications and timelines.
  • Ensure attention to detail as it pertains to investor requirements.
  • Follow up with all investor exceptions.

Position Requirements:
Qualifications:
  • Minimum 3 years Mortgage experience.
  • High School Diploma or GED.
  • Excellent time management skills.
  • Proven oral and written communication skills.
  • Ability to work under pressure.
  • Keyboarding and basic computer skills with speed and accuracy.

Physical Demands - Must be met with or without a reasonable accommodation:
  • Spend extended periods of time sitting at a desk and using office equipment.
  • Ability to operate a personal computer/laptop for approximately 8 hours per day.
  • Extended time is spent reviewing documents, both actual papers or electronic.
  • Occasionally required to stand, walk, reach with arms and hands, climb or balance, and to stoop, kneel, crouch or crawl. Vision abilities required by this job include close vision.
  • Periodically, may also do light lifting of supplies and materials which weighs in at approximately 20 lbs.
  • Will spend most of time in an indoor environment.
