Position Summary:
The Mortgage Delivery Specialist is a specialized position requiring broad knowledge of the mortgage loan process. The individual in this role will manage delivery of loans through the mandatory channel plus lead responsibilities of the Mortgage Closing Assistant job duties.

Essential Responsibilities:
Job Function 1: Quality Loan Delivery - 65%
  • Responsible for final preparation and delivery of all closed mortgage loans. Must execute delivery based on specific investor requirements. Loans must be in a saleable loan status and must be delivered in order to meet established delivery dates by the lock expiration date.
  • Lead and participate in the Mortgage Closing Assistant daily work process.
  • Manage loan data input using the specific investor website to manage delivery of loans being sold through the mandatory delivery process. Establish the assigned loan number, product type and expiration date.
  • Order updated closing documents (transfer documents) required for shipping the loan file to the established investor.
  • Enter required Uniform Loan Delivery Dataset (ULDD) into Encompass. Import loans into Investor websites or Investor Connect via Encompass.
  • Monitor each investor website after loans are delivered to verify loan documents were received by them, pends or stips, if any, are satisfied in a timely manner and purchase advice is received timely, avoiding late delivery and/or suspense fees.
  • Review and clear pended items. Obtain assistance when necessary to meet all timeline guidelines.
  • Update loan files notating if closed with Power of Attorney, Trust, Work Escrows, etc.


Job Function 2: Investor Guideline Management - 15%
  • Develop and maintain strong working relationships with Alerus investors.
  • Understand all investor guidelines and requirements for loan delivery.
  • Review loan documentation for accuracy according to the Final AUS & Loan Approval conditions.
  • Ability to run and correct DU/LP in order to meet delivery requirements.
  • Contact borrower(s) when necessary for additional or corrective signatures.
  • Ability to clear basis underwriting stipulations when required.
  • Update loan details for reporting purposes with investor pend details.


Job Function 3: Other duties as required of the job - 10%
  • Maintain working knowledge of our loan origination systems as well as any other systems that pertain to the post closing delivery requirements to our investors.
  • Develop and maintain strong written, verbal and telephone skills.
  • Cross training with other integral part of the team.



Position Requirements:
Qualifications:
  • Bachelor's degree in Business, Finance or related field or equivalent experience.
  • 5+ years of mortgage experience.
  • Demonstrated knowledge of mortgage lending including processing, underwriting and closing.
  • Experienced acting in compliance with bank policy, state and federal regulations, Reg. Z., Reg. B., Dodd Frank and TRID.

Physical Demands - Must be met with or without a reasonable accommodation:
  • Extended periods of time at a desk and using office equipment.
  • Ability to operate a personal computer/laptop for approximately 8 hours per day.
  • Extended time is spent reviewing physical and electronic documents.
  • The employee is occasionally required to stand, walk, reach with arms and hands, climb or balance, and to stoop, kneel, crouch or crawl. Vision abilities required by this job include close vision.
  • Periodically, may also do light lifting of supplies and materials which weighs in at approximately 20 lbs.
  • Will spend most of time in an indoor environment.
  • Ability to travel as needed to other markets and locations.
