The Project Manager leads construction management activities, provides project management leadership for multiple projects so that project work is completed on or ahead of schedule, on or under budget, and that all internal and external stakeholders receive open and prompt communication of goals, objectives, and timelines.
ESSENTIAL FUNCTIONS
Pre-Construction/Estimating/Project Start-Up
Schedules and leads kick-off meetings and other startup meetings
Reviews contract drafts and estimates
Manages design/pre-construction phases of internal and external projects
Generates master schedule of activities for internal projects
Conducts subcontract/vendor scope interview prior to subcontract award for internal projects
Review scope, timelines, cost, and interview general contractors prior to contract award for external projects
Complete review of subcontracts and general contractor contracts Construction Management
Manages job start-up and schedule planning through project completion and closeout including use of appropriate tools
Manage schedule impact events and implement timely recovery actions for internal projects with the project team and monitor external project schedules and report deviations.
Challenges internal and external project team to identify and implement cost and time-saving measures
Lead (internal) and participate (external) in schedule logic reviews, weekly project team meetings, mid-project reviews, general contract meetings, and other necessary meetings required to effectively complete the project.
Implements and monitors project management tools on a regular basis for internal jobs
Challenge subcontractor and general contractor pricing and cost issues prior to submission
Review and obtain internal approvals for all internal and external change orders; process approved change orders with subcontractors and general contractors

Forecast effectively project cost reports for internal jobs
Documents timely potential issues affecting the internal budgets Post Construction
Ensures timely closeout including punch list
Schedules and monitor eleven-month walk-thru with General Contractor
Ensures completion of lien waiver (internal), HUD requirements, or other closeout activities
Conducts post-mortem meeting internal and external
Ensures all are properly recorded for physical and electronic storage
Responsible for resolving internal warranty issues and ensuring that external issues are completed QUALIFICATIONS
Bachelors Degree in Construction Management, Engineering or related field
Completion of AGC or related project management leadership series is a plus
4-6 years of experience in construction as superintendent, project manager, or similar position
Thorough knowledge of the trade activities through subcontractor of self-performance
Experience in scheduling, estimating, and pre-construction processes and procedures
Ability to work with individuals in highly stressful situations
Ability to negotiate skillfully in tough situations with both internal and external groups
Client/Customer Focus-committed to meeting the needs of internal and external stakeholders, establish report and build effective relationships with all Dominium departments
Drive for Results-can be counted on to exceed schedule and budget successfully, pushes self and others for results and bottom-line orientated
Functional/Technical Skills-understanding of construction management processes, building codes, safety regulations, and trades (survey, testing, excavating, site utilities, carpentry, electrical, plumbing, concrete, landscaping, masonry, metals, woodwork, roofing, insulation, siding, EIFS, window/doors, drywall, painting, mechanical and HVAC) required for successful completion of the project

Management Courage-ensures all parties know where they stand, step up to problems with persons/situations, and is not afraid to take action when necessary

Priority Setting-focus efforts and time on whats most important by identifying the critical few priorities, plan or and adjust to problems and roadblocks and create a focus for self and others

Ability to analyze and prepare spreadsheets and estimate costs of projects and purchases
Proficient in Microsoft based software applications-Outlook, Excel, Word
Experience using construction project management software such as Procore, Submittal Exchange and PlanGrid
Experience using construction accounting software from Yardi 7 or Sage or Timberline
