*Maintenance Technician*

*Fulltime including some emergency after hours calls*

*Hourly Rate: DOQ*

*Position Summary: *Primary responsibility for all day to day maintenance of scattered site rental properties, maintaining the physical assets under the direction of the property manager.

*Essential Position Responsibilities: *

1. Respond to and complete all maintenance service requests, in most cases within 48 hours.

This includes, but is not limited to:

* Lock repairs, re-key and replacement, door and window repair and replacement.
* General carpentry, trim work, cabinet repair and replacement.
* Wall and ceiling repair, plaster and drywall.
* Minor electrical repairs and evaluation, fixture replacement.
* Minor plumbing repairs and evaluation, fixture replacement.
* Minor HVAC repairs and evaluation, appliance evaluation and minor repairs.

2. Complete make-ready process of vacant apartments:

* Inventory, moving and storage of personal property
* Re-keying locks, repairs as needed and oversight of cleaning and painting.
* Completion of all items on the Apartment Make Ready Checklist.

3. Direct responsibility for maintenance, upkeep and appearance of all building exteriors and sites:

* Roof, siding and trim repairs.
* Assist with lawn care, maintain plantings, site clean-up, litter, graffiti, responsible for curb appeal.
* Assist with snow and ice removal.

4. Primary responsibility for preventative maintenance.

5. Work within established expense limits, maintain inventory controls for cost effective operations.

6. Coordinate special projects, assist in monitoring all work performed by contractors and vendors.

7. Responsible for 24 hour emergency maintenance service, carry cell phone/pager as required.

8. Assure safety standards are used that comply with all local, state and federal guidelines.

9. Complete time sheets and mileage forms, follow established company policies.

10. Maintain a professional, courteous manner and perform all activities in a fair, ethical manner.

11. Responsible for alerting the property manager of any situation that is unusual, illegal or a violation of the lease, or damage that has taken place or may occur.

13. Other special projects or other responsibilities as may be determined.

*Required Education/Qualifications: *

* Valid MN driver's license, access to a reliable vehicle, preferably a pick-up or van.
* Strong, thorough knowledge of residential construction.
* Strong understanding of residential plumbing, electrical and heating systems.
* Ability to exert 75-100 pounds force occasionally, and 25-50 pounds frequently.
* Ability to climb ladders and stairs, access crawl spaces, attics and roofs. Ability to bend and stand.
* Access to and ability to operate a wide variety of power tools and equipment, as well as hand tools.
* Ability to work outdoors in inclement, cold and/or hot weather.
* Strong organizational skills, ability to prioritize in a fast paced and changing environment.
* Able to deal effectively with a diverse population, sometimes under difficult circumstances.
* Strong verbal communication skills, basic written and computer skills.
* Ability to pass the MN Apartment Manager Background check.
