JOB SUMMARY

Kalahari Development is a division of Kalahari Resorts Conventions which acts as an internal construction management firm. The Development team is responsible for taking project ideas from the Executive team and managing them through the entire design construction process. This includes new site development and ground-up construction projects as well as remodeling projects and large-scale facilities maintenance projects.

We are looking for a Senior Project Manager whose responsibilities will include working with architects/engineers during design development, creating estimates, tracking/managing constructions costs vs. budgets, and providing general oversight of contractors during the construction phase.

Kalahari Resorts Conventions currently has 4 operating properties making up approximately 6 million total square feet of facilities currently under management. These properties are spread out at locations across the country with plans for continued growth and development. The person in the Senior Project Manager position will be based out of a single primary location but must be willing to travel at least 25% of their time.

QUALIFICATION STANDARDS

EDUCATION/EXPERIENCE REQUIREMENTS:
  • High School Diploma is required
  • 10+ years of construction management experience
  • Bachelor's Degree in Construction Management (or related field) is a plus, but not required if the Director of Development feels the applicants experience is appropriate to handle the job duties


LICENSE/PERMITS REQUIRED:
  • Valid driver's license required


ESSENTIAL SKILLS JOB DUTIES:
  • Must be able to communicate, read, write, and speak English effectively.
  • Basic math skills, ability to calculate figures, and basic understanding of financial data.
  • High level of organization skills needed with the ability to multi-task and work in a fast-paced environment.
  • Ability to manage multiple ongoing projects at once.
  • A senior project manager will be expected to manage projects, ensuring they are delivered on time and within budget, with limited direction and oversight from current Development team personnel
  • Ability to read and understand construction plans and specifications
  • Preparing high level estimates based on conceptual or schematic level drawings for Executive team
  • Ability to solicit pricing for potential projects by organizing bid documents, creating RFP's, assembling qualified bidder's lists, reviewing bids/proposals, and organizing results of bids received for presentation to Executive team
  • Review submittals and shop drawings
  • Preparing and reviewing contracts for design, construction, and procurement services. A qualified candidate will have past experience with multiple different types of contracting and project delivery methods
  • Reviewing RFI's in conjunction with design team partners to ensure the best interests of the Owner are being met during the construction process
  • Inspecting construction in progress to ensure the design objectives are being met and schedules are being maintained
  • Coordinating the efforts of sub-contractors and material suppliers who may be working directly for the Owner with the General Contractor and ensuring seamless integration to achieve the overall project goals
  • Review invoices and pay applications prior to payment
  • Ability to interact and communicate clearly with architects, engineers, contractors, vendors, and resort operations personnel while maintaining the highest professional standards
  • Manage closeout process


KNOWLEDGE OF COMPUTER HARDWARE OR SOFTWARE:
  • Proficient in use of Microsoft Word and Microsoft Excel programs.
  • Past experience using Microsoft Project scheduling software, RS Means estimating software, Bluebeam, AutoCAD, or other typical construction industry software programs is a plus, but not required
  • Position requires frequent use of email


WORK ENVIRONMENT:
  • This job operates mostly in an office environment, with frequent visits to jobsites and ongoing construction projects


PHYSICAL REQUIREMENTS:
  • Must be able to work in a stationary position for long periods of times (up to 5 hours)
  • Must be able to use hands to finger, handle, or feel; reach with hands and arms; and talk or hear.
  • Must be able to regularly lift and/or move up to 10 pounds, frequently lift and/or move up to 25 pounds.
