Overview

Develops and administers programs to maintain building, grounds and equipment in accordance with Federal, State, and local safety, environmental and fire protection regulations and standards, as well as accreditation requirements and administrative guidelines; maintain, direct or perform repair to buildings and complex equipment systems in livable and workable conditions. Directs the repair, reconstruction and construction of the hospital's physical plant and its contents; administers a preventative maintenance program to facilitate uninterrupted service to patients and to assure safe conditions of employment for staff members.

Responsibilities

  • While performing duties, may interact with patients of all ages (infants, pediatrics, adolescents, adults, geriatrics).
  • Plans, organizes, directs, and evaluates performance which includes maintenance, construction, renovations, plant operations, and the maintenance and repair of mechanical, heating, ventilation, water, refrigeration, and biomedical equipment and systems.
  • Recommends improvements in the institution's facilities including construction or renovation of structures, purchases of equipment based on inspections, consideration of institutional goals and needs, and other relevant institutional requirements.
  • Responsible for identifying and initiating necessary actions to resolve structural, chemical, electrical, safety, and mechanical engineering problems
  • Prepares annual departmental budget; approves orders for equipment and supplies as authorized. Maintain various records pertaining to job costs. Develop and secure approval for department goals, objectives and plans. Approves purchases of major operational items such as equipment and tools for areas of responsibility.
  • Interviews contractors to analyze bids, award projects, blueprint analysis of proposed changes; submit and recommend bids to administration as to quality, economy and feasibility of the bid. Acts as the facility liaison with commercial contractors, architects, engineers, material and equipment suppliers. Submits and recommends bids to administration on standard policies such as economy and feasibility of bid. Negotiates contractual arrangements and project deadlines concerning equipment, maintenance, landscaping, construction, renovations, and so forth; secures approval as necessary.
  • Spot checks work to ensure that workmanship meets standards and that safety and building regulations are complied with.
  • Direct the repair, reconstruction and construction of the facility's physical plan and its contents; administers a preventative maintenance program to facilitate uninterrupted service to patients and to assure safe conditions of employment for staff members.
  • Coordinates daily, weekly, and monthly preventive maintenance and daily work order assignments. Evaluates current and planned activities in assigned areas and ensures compliance with institutional policies and standards.
  • Establishes departmental policies and procedures and approves changes recommended by administration, managers, committees and department staff.
  • Consults and communicates with administration, managers, and staff on plans and programs for the institution's facilities and progress of renovation projects.
  • Serves on Safety Committee as the Safety Officer for Facilities and plays a key role in developing and recommending approval of a variety of safety policies and procedures related to personal areas of expertise.
  • Establishes staffs work schedules, priorities and expenditures associated with the operations and repairs of building, equipment and grounds on timely and efficient basis. Responsible for daily and holiday on-call schedule.
  • Responsible for timely completion of annual employee evaluations for department employees.
  • Provide ground control, including assurance of vehicular access to emergency care areas, restriction of parking in loading zones and fire lanes, parking lot, and MRI truck access.
  • Responsible for the Environment of Care Section of the Facility Policy Manual Section 4:


Qualifications

Bachelor or Associate's degree preferred. Work experience will be considered in lieu of associate or bachelor degree. Consideration will be based on two years of work experience for one year of college course work. Work experience preferred in electrical or mechanical engineering systems. Strong working knowledge in Microsoft Office Software applications required.

Between five and seven years of progressively more responsible related experience is required. Areas of experience include troubleshooting skills and knowledge necessary to determine appropriate repairs to ensure: electrical systems for a hospital building, high pressure steam boilers, electrical generator equipment, refrigeration systems, bio-medical plumbing systems, heating ventilation air conditioning equipment (HVAC), Building and Grounds, Linen Services and Nutrition Services equipment, and Fire and Safety programs; computer operation and use skills; program development.

A background check is required for this position.

This position requires completion of a motor vehicle record report as driving a company vehicle is required.
