PRIMARY OBJECTIVE OF POSITION:

To manage all aspects of new retail facility construction and various remodel projects of existing retail facilities.

MAJOR AREAS OF ACCOUNTABILITY:

1. Maintains frequent communications with Senior Construction Project Manager, Property Managers, IT Managers, Facilities Project Managers, and other internal partners to optimize the coordinated effort before, during and after the construction/remodeling project timeframe. Coordinates directly with various project team members effectively to complete projects on time and within budget.

2. Creates and/or reviews project documents and drawings, schedules, estimates, project criteria specifications, value engineering concepts, project submittals, draw requests, change orders and final punch list completion.

3. Provides preliminary cost estimates for labor, materials and equipment for various construction projects.

4. Reviews contract plans and specifications for compliance with appropriate building codes and project requirements.

5. Conducts pre-construction conferences and reviews contract bidding documents.

6. Manages construction progress, which may include ensuring procedures and materials comply with specifications; observes work-in-progress to ensure project timeline, conformance with requirements and acceptable workmanship.

7. Supervises and manages vendors and contractors as it relates to all projects or related work, negotiates contracts including ensuring contracts meet budgeting requirements, establishes work scope requirements, conducts inspections, performs evaluations and provides vendor feedback on work performed.

8. Manages assigned construction projects and project requirements; coordinates with appropriate building codes and code officials.

9. Reviews/approves invoices and contract pay applications.

10. Responds to any questions or concerns regarding the construction of Company sites and takes appropriate action to resolve them.

11. Interfaces with various departments within the Company corporate structure. Disseminates information and drawings to the appropriate departments/individuals.

12. Supports development and implementation of remodels, relocations, and store expansions.

13. Travels to project sites and various retail facilities to meet with governing bodies and general contractors as required. Oversees final completion of project on-site in preparation for Company's retail department take over of building.

14. Keeps supervisor informed of important developments, potential problems and related information necessary for effective management. Coordinates and communicates plans and activities with others, as appropriate to ensure a coordinated work effort and team approach.

15. Performs related work as apparent or assigned.

QUALIFICATIONS:

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. * Bachelor's degree in construction management or related field.
* At least 5 years' experience working in the construction industry or related field.
* At least 3 years of vendor management.
* Demonstrated knowledge of the construction industry.
* Working knowledge in the project development process from inception to completion; including all trades, building codes and regulations and scheduling.
* Successfully completes all assignments within established budgets and timeframes.
* Ability to read blueprints required.
* Good interpersonal skills.
* Practical experience using AutoCad software and other applications, such as PlanGrid, ProCore, etc.
* Strong PC skills are a must.
* Ability to communicate effectively, both orally and in writing with a wide variety of Company personnel and outside contacts.
* Ability to travel to projects for the duration of 2-3 days at a time, up to 40% of time. Must be flexible as dates and times will be determined by business need.
* Operational knowledge of retail store fixture assemblies and pallet racking systems is a plus.
* Forklift certified, or ability to achieve forklift certification within 6 months of hire date.
