**POSITION SUMMARY:**

Responsible for supporting operations teams on multi-disciplined projects and being the common link between the two groups, continuing through completion of design documents or when permitting efforts are complete and being available to support Operations during negotiations of design changes and extra work.

**ESSENTIAL JOB FUNCTIONS:**

+ Lead the Project Design Team during the Proposal Phase

+ Assist in preparation of the project schedule, evaluation of subcontractor bids and negotiate contract with Design Professionals

+ Be assigned to support one or more projects and proposals at a time

+ Collect and organize questions from Team and Subcontractors to be presented to Customer

+ Participate in subcontractor scope clarification

+ Lead Design Meetings with proposal team and document with Meeting Minutes

+ Strong technical writing skills for technical narratives

+ Lead the Project Design Team during Conceptual Design Phase

+ Collect and organize questions from Team and Subcontractors to be presented to Customer

+ Provide Value Engineering evaluation of conceptual design

+ Participate in subcontractor scope clarification and buy-out meetings

+ Lead Design Meetings with Customer / Owner, and document with Meeting Minutes

+ Provide direction to Design Professionals and Design Builders during the design phase (through issuance of Issued for Construction Drawings)

+ Document meetings with Design Professionals and subcontractors during the design phase (through issuance of Issued for Construction Drawings)

+ Develop and monitor open issues during design phase

+ Prepare Design Control Plan for inclusion in Job Site Quality Program (JSQP)

+ Monitor and Control implementation of Design Control Plan (DCP)

+ Assist with Clarification of the Basis of Design documents by coordinating submission of Requests for Information (RFI's)

+ Arrange for Phase I Environmental / Geotechnical Evaluations / Topographical Surveys as required

+ Assure that Agency Reviews and Submittals are properly conducted in a timely fashion

+ Coordinate site plan approval efforts, and reviews by city engineers, Fire Marshall (local and state), utilities and water and sewer departments

+ Assist with variance applications

+ Lead effort to obtain all required building permits (for phased design

+ Provide contract clarification to determine out-of-scope client requests

+ Assist with change order negotiations with subcontractors, subcontractors, and Design Professionals

+ Assist with preparation of validation criteria for facility launch

+ Accumulate and document in central database 'lessons learned' for projects

**EDUCATION AND WORK EXPERIENCE REQUIREMENTS:**

+ Four year degree in Engineering (preferably licensed) industry

+ Five years of prior experience leading a Project Design Team during the Proposal, Design, Permit and Construction Phases

**KNOWLEDGE, SKILLS, AND ABILITIES REQUIRED:**

+ Take reasonable care of your own and others' health and safety and of those who may be affected by the day-to-day delivery of this role by taking personal responsibility for working toward Wanzek's Zero Injury principles

+ Proficient in Microsoft Office, Excel, Primavera, Timberline and Construction Software

+ Write reports, business correspondence and document project activities

+ Effectively present information and respond to questions from project managers, superintendents, clients, customers and the general public

+ Must be prepared to demonstrate/document past experience leading efforts to identify and evaluate constructability and risk issues, assisting in the preparation of the project schedule, evaluation of subcontractor bids and negotiating contracts with Design Professionals (including scope of services)
