Job Description:

Position Summary:
This role is responsible to manage the construction process for assigned corporate supply chain and administrative projects, corporate retail stores, and independent retailers. Ensures timeliness, quality, and best available cost performance. Meets specific project program requirements and adheres to corporate construction standards. Manages the project change order process to meet capital budget objectives. Prepare and distribute Internal Project Close-Out Documents including Assist in facility assessments to help plan future construction programs.

Here s what you ll do:

Manage the Project Planning process.

Schedule assigned projects in logical steps and budget time required to meet deadlines.

Develop timelines and critical path scheduling, including phasing to facilitate ongoing operations in remodel situations.

Determine project scope of work as necessary to meet programming requirements and delegate work responsibilities.

Develop detailed project cost estimates and submit options as necessary to comply with capital budget objectives.

Manage the Preconstruction process.

Write requests for qualification and requests for proposals.

Make recommendations in project delivery and contract award designation process.

Review proposals and assist with ranking according to established criteria.

Coordinate architect, engineer, and construction consultant selections and prepare Agreements.

Review insurance certificates and ensure compliance with state law and corporate minimum requirements.

Communicate facility design guidelines and outline specifications to ensure project compliance.

Coordinate pre-construction planning with design team, contractors, and other corporate departments.

Participate in planning meetings with design professionals, conducting regular reviews of schematic design drawings, design development drawings and construction documents.

Oversee preparation and coordination of Construction Documents and procurement of all necessary permits and approvals.

Record Notice of Commencement in accordance with state/county construction lien laws. Manage the Construction process.

Negotiate revisions, changes and additions to contractual agreements with architects, consultants, and contractors.

Inspect and review projects to monitor compliance with Construction Documents, building and safety codes, and other regulations.

Attend construction job site meetings and communicate progress reports.

Oversee on-site construction observations and document progress.

Review payment applications and change order requests and present recommendations.

Prepare and/or coordinate issuance of Certificate of Substantial Completion and Punch List.

Facilitate receipt of Certificate of occupancy and other required final inspections /certifications.

Manage the Project Close-Out process.

Inspect and document Punch List completion.

Facilitate building start-up and commissioning.

Coordinate training of building users and maintenance staff on use of building systems.

Coordinate project completion, collection of close-out documents, and processing final payments.

Coordinate warranty administration.

Conduct 10-month warranty inspection of all major projects.

Respond to emergencies appropriately as they arise.

Additional responsibilities may be assigned as needed.

Here s what you ll need:

Bachelor's Degree in Engineering or Construction Management

5 to 7 years of experience

Retail, Food distribution, Warehouse experience

Strong written and verbal

Collaboration skills

Time management skills

Ability to travel frequently (25%)

Ability to work independently with little direction

Knowledge of Microsoft Outlook

Knowledge of MS Office Suite

The noise level in the work environment is usually low to moderate but may be high in distribution settings. Travel requirements vary by assignment.
