Salary: $100,000 - $140,000 per year

The Project Manager supervises and coordinates the safe completion of projects on time, within budget, and within the quality standards specified. The PM manages all aspects of a project including cost control, schedule management, subcontractor/supplier/labor relations, document control, and is responsible to ensure the day-to-day functions of the project are successfully complete with deficiencies, errors, or omissions. He/she will be responsible for a single large project. He/she should maintain good internal working relationships with the development, design, and preconstruction departments.

Job Details

Primary Duties And Responsibilities:

Lead the execution of all aspects of the project management including permits, easements and encumbrances, buyout, contracts, insurance, risk management, miscellaneous duties, scheduling, cost control, construction issues, meetings, monthly billings (including reconciliation and forecasting), developer/owner/equity partner documentation, reporting and document control, shop drawings, and submittals, drawings, site logistics, contractual correspondence, RFI, change management, safety, quality, field support, project, and financial closeout, commissioning, punch list, and owner closeout.

Manages expectations internally between Construction/General Contractor and Owner/Developer. This includes understanding all aspects of the GMP Contractor contract, Lender Agreement, JV Agreement, Development Agreement, and any other project-related agreements to ensure we are protected and operates within the requirements of those agreements as it relates to construction activities.

Executes project startup including but not limited to:
  • Design review of schematic design (SD), design development (DD), construction drawings (CD), interior design (ID), and project specifications

Including constructability and budget review of drawings
Coordinate cost review meetings and/or VE meetings as necessary
  • GMP contract template and project-specific exhibits
  • Qualifications and assumptions
  • Preconstruction estimate to GMP schedule of values/project budget conversion
  • Project buyout process
  • Construction easements, access, and other agreements (i.e. right-of-way/lane/sidewalk closures, traffic control plan, erosion control plan, air right needs/FAA requirements, crane swings, soil nails, drop zones, and staging areas, site trailer/office, etc.)
  • Third-party consultant agreements (i.e. building envelope, pool consultant, safety, survey, material testing/special inspections, additional borings/Geotech, DEM/NPDES monitoring, site cameras, BIM, ADA, etc.)
  • Management of drawing progression from 85% CDs to 100% CDs
