The Area Manager will provide hands on leadership and guidance to ensure high standards and superior customer service throughout their area. This individual will be responsible for overseeing retail, setting the high quality standard, coaching, sales, and employee development. The ideal candidate will have management experience in self-storage or in a similar industry and the capacity to add additional responsibility.


Essential Duties and Responsibilities

Oversee the day-to-day operations of multiple self-storage facilities in a specific area.

Communicate effectively with customers, colleagues, and team-members.

Provide coaching on customer service and sales strategies.

Develop customer relationships by identifying their storage needs and providing solutions.

Execute strategies to maximize facility occupancy and revenue generation.

Manage physical assets including repair and maintenance systems and processes, vendor management, and clean standards.

Manage the delinquent tenant processes including auctions by coaching your team to reduce delinquency rates and improve customer retention.

Conduct regular property inspections and ensure operational standards and safety compliance are met.

Provide a welcoming and well-maintained environment for customers, addressing inquiries and concerns in a prompt and professional manner.

Other duties/responsibilities as assigned.

Motivate, train, and retain a dedicated team of customer facing employees.


Requirements and Experience

Bachelor's Degree preferred.

Demonstrated leadership in building, developing, and retaining high-performing teams of employees in a retail, service, hospitality, or related industry.

Proven track record of top tier performance.

Experience managing operational audits and payroll budgets.


Knowledge, Skills & Abilities

Demonstrate exceptional communication and time management skills.

Proficient in MS Office (Excel, Word, PowerPoint, and Outlook)

Passion for sales and customer service excellence.

Ability to be flexible with work schedule and hours.

Have weekend availability by telephone and in person in peak season.

Physical Requirements

Ability to lift up to 50 pounds occasionally lifting and/or carrying, removing items form storage units, etc.
