The Maintenance Coordinator is directly responsible to the Administrator, and over sees the Housekeeping Department.  It is an hourly position that generally works M-F but needs to be flexible with their schedule for weekend events, evening events or on-call emergencies. This position is on-call at all times unless otherwise arranged. Additionally, this position has close interaction with residents, families, visitors and employees from all other departments.



  • Must possess the ability to read, write and type and follow both oral and written instructions
  • Must have the ability to work well with others as well as on their own
  • Must have a basic understand of mechanical, plumbing, electrical, carpentry, grounds keeping, painting and HVAC systems and procedures
  • Must be physically able to perform all aspects of the job including, but not limited to, lifting up to 50lbs, climbing ladders, standing on feet for long hours, bending/squatting/twisting/pulling frequently, etc.
  • Must have an acceptable criminal background check
  • Must adhere to facility dress code 
  • Experience in maintenance and grounds keeping preferred
  • Experience in health care or a long-term care setting preferred

Specific Job Duties:

  • Plans, organizes, implements, evaluates and directs the overall operation of the campus and property maintenance programs
  • Understands and is responsible for organizing the maintenance of the building, grounds, systems and overall plant operations of the campus 
  • Schedules carpet cleaning as necessary
  • Does paint touch-ups as necessary
  • Reads blue prints, schematics diagrams and interprets instructions
  • Observes safety precautions and implements safety procedures as necessary 
  • Performs day-to-day repairs on all building systems as needed and contacts the proper vendors if necessary and oversees their work
  • Participates in all surveys and inspections and assists in writing plans of correction for citations that are related to the maintenance department 
  • Checks maintenance logs frequently and follows up with any maintenance requests from residents, families or employees in a timely manner 
  • Assists with room moves, residents moving in and turns over rooms after a resident moves out
  • Checks water temperatures Monday-Friday
  • Checks the generator oil, battery, coolant, belt and air filter weekly 
  • Checks water stand pipe pressure weekly
  • Checks roam alert range weekly
  • Does fire drills and reports monthly
  • Check eye wash stations and fire extinguishers monthly
  • Drains drum drips monthly
  • Organize sprinkler inspection quarterly
  • Organizes sprinkler testing semi-annually
  • Organizes inspection and cleaning of Ansul System semi-annually
  • Organizes hood cleaning semi-annually and annual inspections of hood
  • Organizes fire inspection semi-annually with fire department 
  • Organizes inspection and test of fire alarm systems annually
  • Does tornado drills and activity checks annually 
  • Inspects and tests all watt valves annually 
  • Brings Medical Waste Reduction Plan up to date as needed
  • Removes snow and dirt/sand build-up on all walk ways, paths and parking lots as needed and salts areas that are used by employees and visitors when icy 
  • Maintains disaster policies and procedures
  • Maintains MSDS binders throughout building
  • Organizes and runs campus safety meetings as required
  • Maintains a productive working relationship with other department supervisors and all their employees
  • Attends and participates in scheduled meetings and in-services on a regular basis including, but not limited to, morning stand-up, management, all-staff in-services, etc.
  • Occasionally organizes and presents at employee trainings/in-services
  • Participates as a member of the management team 
  • Works scheduled hours complying with facility attendance policies
  • Demonstrates knowledge of, and adheres to, actions to assure resident and staff safety
  • Practices good personal hygiene and follows facility dress code
  • Performs other duties as assigned by supervisor
