The facility Maintenance Engineer/Licensed Plumber works on maintaining major

equipment, repairs, and projects such as, Water systems, Sewer Systems etc. (S) he works with other maintenance personnel to see that work performed on major equipment is done correctly, and assembles and maintains all pertinent documentation.


JOB RELATIONSHIPS:

A. REPORTS TO: Maintenance Manager and Director of Facilities Management B. SUPERVISES: None C. INTERRELATIONSHIPS WITH: Patients, Maintenance Staff, Hospital staff.


HOURS OF WORK: Rotating Shifts are 6:00 a.m. - 2:30 p.m. and 7:00 a.m. - 3:30 p.m.; Rotating on-call every 6 to 8 weeks with on-call pay.


DRESS CODE: Light blue shirt, dark blue pants (no blue jeans) or equivalent with

approval.
ESSENTIAL REQUIREMENTS OF WORK (Minimum qualifications necessary to

function at full productivity).

A. EDUCATION AND TRAINING: Plumbing License, Vo-Tech course in Building Maintenance is a plus with one year experience, High School Diploma or equivalent.

B. EXPERIENCE: Plumbing License with 2 years plant operation & building

maintenance preferred. Prior health care experience preferred. C. JOB KNOWLEDGE (Specific): Must be knowledgeable on the safe operation of

related equipment. Must have ability to trouble shoot and repair all types of equipment found in hospital independently. Should have good understanding of how motors, pumps, heating and cooling systems, plumbing systems and related equipment and controls operate.

PHYSICAL DEMANDS OF THE JOB: Good physical condition, good eyesight, good

hand-eye coordination.
PHYSICAL ENVIRONMENT OF THE JOB: Potential of working anywhere in the

hospital facilities which could include high or low temperature. Potential of working outdoors in all types of weather conditions. May need to work at heights on ladders. Potential of working with hazardous chemicals, live steam, or hazardous equipment. Risk is reduced by following safety procedures. Ability to lift 100lbs routinely.


EQUIPMENT OR MACHINES USED ON THE JOB: All types of hand and power tools

used for maintenance work. Also power shop tools. Will use respiratory equipment when around hazardous chemicals. Will use vehicles and snow removal equipment.


MENTAL DEMANDS OF THE JOB:

A. JUDGEMENT AND INITIATIVE: Good judgment critical to prevent potential harm to patients, staff or public, or cause damage to building or equipment.

B. INDEPENDENT ACTION: Should be able to work independently when trouble

shooting and making repairs on equipment & systems. C. EFFECT OF ERROR: Errors have the potential to harm or cause discomfort for

patients, staff or public. Errors could also damage hospital equipment or building.

D. CONTACT WITH OTHERS: Patients, hospital staff, public.


PRINCIPAL JOB RESPONSIBILITIES, TASKS, AND AUTHORITIES:

A. RESPONSIBILITY: Plant Operation

PRIORITY: A % OF TIME: 20% DISCRETION: A TASKS: Ability to communicate clearly and persuasively in both oral and written contexts. Strong customer service orientation, Excellent technical and problem-solving skills. Knowledge of Microsoft Word, Excel, Water/Sewer System. Joint Commission, NFPA and CMS compliance knowledge. Demonstrates the ability to use blueprints, schematics and technical manuals to trouble-shoot an isolate problems. Ability to initiate projects, schedule repairs and vendors to complete in a timely manner. AUTHORITIES: Has authority to carry out above tasks.

B. RESPONSIBILITY: Mechanical/Plumbing repair.

TASKS: Responsible for the repair and maintenance of water/sewer systems for patient/Staff to provide a safe environment for patients and assure compliance with the standards of the various regulatory agencies. AUTHORITIES: Has authority to carry out above tasks.

C. RESPONSIBILITY: Repair requests (work orders)

PRIORITY: A % OF TIME: 20% DISCRETION: A TASKS: 1. Completes work orders as scheduled 2. Manage all completed work orders in the Equipment Management program. 3. Recommend and order replacement parts as needed. AUTHORITIES: Has authority to carry out above tasks.

D. RESPONSIBILITY: Preventive Maintenance

PRIORITY: A % OF TIME: 20% DISCRETION: A TASKS: 1. Complete all preventative maintenance as work orders assigned. 2. Manage all PM work orders in the Equipment Management program. 3. Discuss all repairs identified during the PM with the Maintenance Manager. AUTHORITIES: Has authority to carry out above tasks.

E. RESPONSIBILITY: Special Projects and other related duties as assigned.

PRIORITY: A % OF TIME: 15% DISCRETION: A TASKS: 1. Performs tasks not covered under Plant Operation, Rounds, Work Requests and Preventative Maintenance. AUTHORITIES: Has authority to carry out above tasks.

Maintenance Engineer Lead

1. Estimates, orders, and stocks parts and supplies necessary to perform routine preventative and repair maintenance. AUTHORITIES: Has authority to carry out above tasks.
