The Maintenance Assistant /Groundskeeper maintains the grounds plantings, sidewalks,

snow removal and performs other outdoor work for the facilities to ensure a safe, well- groomed area for patients, staff and visitors. My also be required to operate and maintains the heating, cooling and life safety equipment and fixtures within the facility using acceptable work practices and following hospital and departmental guidelines to maintain a safe, comfortable environment for patients, staff and visitors.


JOB RELATIONSHIPS:

A. REPORTS TO: Maintenance Manager and Maintenance Supervisor B. SUPERVISES: None C. INTERRELATIONSHIPS WITH: Patients, Maintenance Staff, Hospital and Clinic

staff.


HOURS OF WORK: 7:00 a.m. - 3:30 p.m. or as needed
DRESS CODE: Light blue shirt, dark blue pants (no blue jeans) or equivalent with

approval.
ESSENTIAL REQUIREMENTS OF WORK (Minimum qualifications necessary to

function at full productivity).

A. EDUCATION AND TRAINING: Vo-Tech course in Building Ground Maintenance plus one year experience, High School Diploma or equivalent.

B. EXPERIENCE: Three years experience in lawn maintenance, landscaping etc. Preferred

C. JOB KNOWLEDGE (Specific): Three years experience in lawn maintenance,

landscaping etc. Must have a working knowledge of machinery. Light mechanical ability necessary. Must possess a valid Minnesota Driver's license. Must be able to withstand extreme weather conditions.

CLIENTELE DIRECTLY AFFECTED BY JOB: Patients, public and hospital staff.


PHYSICAL DEMANDS OF THE JOB: Good physical condition, good eyesight, good

hand-eye coordination.
PHYSICAL ENVIRONMENT OF THE JOB: Potential of working anywhere in hospital

which could include high or low temperature. Potential of working outdoors in all types of weather conditions. May need to work at heights on ladders. Potential of working with hazardous chemicals, live steam, or hazardous equipment. Risk is reduced by following safety procedures. Ability to lift 100lbs routinely.


EQUIPMENT OR MACHINES USED ON THE JOB: All types of hand and power tools

used for maintenance work. Also power shop tools. Will use respiratory equipment when around hazardous chemicals. We will use vehicles and snow removal equipment.

A. JUDGEMENT AND INITIATIVE: Good judgment critical to prevent potential harm to patients, staff or public, or cause damage to building or equipment.

B. INDEPENDENT ACTION: Should be able to work independently when trouble

shooting and making repairs on equipment & systems. C. EFFECT OF ERROR: Errors have the potential to harm or cause discomfort for

patients, staff or public. Errors could also damage hospital equipment or building.

D. CONTACT WITH OTHERS: Patients, hospital staff, public.


PRINCIPAL JOB RESPONSIBILITIES, TASKS, AND AUTHORITIES:

A. RESPONSIBILITY: Grounds

PRIORITY: A % OF TIME: 40% DISCRETION: A TASKS: Responsible for the maintenance of grounds plantings, sidewalks, parking ramps and lots, and the pick-up and delivery of parts and supplies as requested. Handles care of lawns, trims hedges, edges walks and curbs, seeds grass and applies fertilizer to provide nutrients for growth and development of campus lawn and shrubbery. Maintains and services small and heavy power equipment to ensure proper conditions for optimum utilization. AUTHORITIES: Has authority to carry out above tasks.

B. RESPONSIBILITY: Knowledge of lawn and Garden Care

PRIORITY: A % OF TIME: 10% DISCRETION: A TASKS:

Performs proper irrigation for lawns, trees, shrubs and flowerbeds. Has a working knowledge to maintain proper working of the campus irrigation systems. Undertakes proper steps for weed control and herbicide use as needed to rid vegetation of harmful insects and weed growth. AUTHORITIES: Has authority to carry out above tasks.

C. RESPONSIBILITY: Repair requests (work orders)

PRIORITY: A % OF TIME: 20% DISCRETION: A TASKS: 1. Completes work orders as scheduled or assigned 2. Manage all completed work orders in the Equipment Management program. 3. Recommend and order replacement parts as needed. AUTHORITIES: Has authority to carry out above tasks.

D. RESPONSIBILITY: Preventive & Corrective Maintenance

PRIORITY: A % OF TIME: 25% DISCRETION: A TASKS: 1. Complete all preventative maintenance as work orders assigned. 2. Manage all PM work orders in the Equipment Management program. 3. Discuss all repairs identified during the PM AUTHORITIES: Has authority to carry out above tasks.

F. RESPONSIBILITY: Inventory Control

PRIORITY: A % OF TIME: 5% DISCRETION: A TASKS: 1. Estimates, orders, and stocks parts and supplies necessary to perform routine preventative and repair maintenance. AUTHORITIES: Has authority to carry out above tasks.

G. RESPONSIBILITY: Other duties as assigned H. RESPONSIBILITY: Continuous Quality Improvement

department, staff across departments. 5 Interacts appropriately with external customers, i.e. patients, families,

medical staff, vendors. 6. Role models positive behaviors.

J. RESPONSIBILITY: Safety - Maintain and promote a safe environment for

all patients, visitors and staff.

and reporting unsafe systems. 6 Complete all mandatory safety education, attend safety sessions,
