Building Foreman

This position is responsible for overall custodial and preventative maintenance/repairs of facility systems at an Elementary School or other facility.

PRIMARY JOB FUNCTIONS:

1. Operate and maintain boilers, HVAC and other related equipment, test/monitor water chemistry in boilers and towers.

2. Operate building Energy Management System.

3. Conduct facility inspections as required.

4. Respond to work order requests and complete repairs that do not require outside vendors.

5. Perform preventative maintenance work as scheduled.

6. Perform custodial tasks as needed.

7. Shovel snow and operate snow removal equipment.

8. Lead and oversee building custodial staff, plan and organize work, assign tasks, ensure compliance with directives, provide feedback on performance and ensure adequate building labor coverage.

9. Respond to needs of building staff through regular building inspections to identify needs, prioritizing needs, being flexible and modifying/adapting to changing requirements.

10. Solve problems by using good judgment an following through to completion

11. Communicate effectively and respectfully to ensure clear, concise and accurate information is relayed and shared as needed.

12. Other duties as assigned.

Required:

1. High School diploma or equivalent

2. 1C Engineer license.

3. Three years custodial experience.

4. Demonstrated ability to communicate effectively and respectfully in written and oral format.

5. Able to operate common hand, power tools and job specific equipment.

6. Knowledge of standard safety procedures.

7. Demonstrated organizational skills and positive can do attitude

8. Demonstrated ability to effectively respond to changing situations and take chare

9. Ability to lift up to 75 pounds

10. Ability to perform routine computer functions, including the use of email, EMS and work order system

11. Prompt, regular and reliable attendance

12. Communicates with students, parents, co-workers, supervisors, and the community in a positive and responsive way that is consistently welcoming and enhances effective work relationships.

13. Demonstrates an appreciation of diversity in all interactions and job functions.
